We converted the non conforming garage into living space.

We turned the 2 bed rooms upstairs into one spacious Master bedroom

We removed the fire place from basement to roof and added a more modern fire place insert.

We removed two walls in between the kitchen and dining room for a fully open concept.

We fully finished basement and built a new enclosed room to make up for the lost room upstairs.

We made an enclosed utility room in basement with a separate door for the furnace and for the water heater.

We installed new beams and joists in all the ceilings per engineer at the city's request.

We replaced 100% new electrical from the city connection to the meter and the whole house including fixtures.

We replaced 100% new plumbing to the main line, we scoped all the way out to city, and that is new and good already, added plumbing clean outs in the basement new room and by the laundry room.

We installed new HVAC furnace and condenser/AC, and replaced partial duct work as needed.

We added all new windows, including cut out and installed 2 new egress windows for basement, all new doors, new roof including sheathing, enclosed one window in kitchen.

We installed all new gutters, run off tested so water flows away from house when exiting gutters, added a small concrete pad outside rear exit door.

We installed all new appliances, all new insulation in all exterior walls, all new finished for plumbing and electrical.

We installed all new sheet rock, all new base and case on doors, new wood hand rails, new hardware for doors kitchen cabinets all new kitchen all new bathrooms.

We added all new LVP water proof flooring, new carpet with 8 pound 1/2 inch pad,  new tile around showers and tubs, new shelves and hang rods in closets, all new lighting, re insulated ceiling, etc. Permits were issued, and they were closed!
